Recent active listings carried a median list price of $478,500, and that figure was up 4.2% from the previous month. At the same time, homes that sold closed at a median of $397,995, and buyers were still paying 98.6% of list on those closings. Those numbers tell me price is getting attention, but only when it feels justified.

For a seller, the first week matters most. If the asking number lands too high for the condition, location, or finish level, buyers tend to notice the mismatch before they notice the good features. That can leave a home working harder than it should from the start.

I would start with the most recent sold closings, compare homes that truly match in size and condition, and launch with a price that gives buyers a reason to stay engaged. Then make sure the presentation supports that number with clean photos, completed touch-ups, and a showing plan that makes the home easy to visit.
