How to Price a Wanatah, IN Home in July 2026

A pricing plan should fit the homes buyers are already comparing.

The answer is to price against the homes buyers are actually choosing from, not against a wish list. The latest 3-month sold price sits at $212,000, which is a useful anchor when you decide where your number should land.

I am seeing the latest 3-month median sold price at $212,000, while the 24-month figure is $249,900 and the 36-month figure is $279,900. That tells me price memory can be dangerous for sellers; what mattered two or three years ago is not the only number that matters now. Recent active and pending examples also sat at $249,999 and $279,900, which gives buyers more than one price point to compare.

If you want your home to compete, your asking price has to make sense beside those newer figures. A number that feels comfortable to the owner is not always the number that helps a buyer act. Start close to the action.

Compare your home to the most recent closed and pending properties first. Be honest about condition, updates, and layout. Then choose a price that gives the market a reason to keep you in the conversation.

Price It So Buyers Keep Moving

If you are thinking about selling, I can help you line up the homes buyers are already using as a reference point and choose a price that fits the current conversation. That keeps the focus on your home, not on wishful thinking.
