A seller should recheck the asking price when the latest round of listings and sales gives a clearer comparison than the original guess. In Saint John, the recent mix of new, pending, and closed activity tells me the right number is still doing a lot of work. I would not wait for the market to solve a pricing problem on its own. That is how a strong property wastes time before buyers ever give it a fair look.

Recent new listings came in with a median list price of $748,950 , while the latest sold median was $539,195. There were 10 new, 10 pending, and 10 closed homes in the latest three months, and the new group was showing a median of 11 days in RPR. Those numbers tell me the market is active enough that price and presentation have to work together from the start.

I would not read that as a reason to chase the lowest number possible. It does mean buyers have fresh examples in front of them, and homes that land above the sold range need a clearer story on condition, updates, or finish level. When the opening price and the home itself do not match, the listing usually has to work harder for every showing, every comment, and every decision.

Compare your home to the sold median before you relist or adjust. Make the first two weeks count with clean photos, polished remarks, and a price that fits the level of finish. If feedback is soft and showings are thin, respond early rather than waiting for the market to make the decision for you. If your home is stronger than the recent comparables, use that strength with confidence instead of relying on hope, and choose the next move with purpose.
