Pricing a Valparaiso, IN Home With Recent Sales in August 2026

A defensible list price begins with the difference between asking prices and completed sales.

For sellers, pricing is not about choosing the highest number that sounds appealing. It is about positioning the home where current buyers can recognize its value and act on it. I look at completed sales, competing listings, condition, improvements, and the likely response to the initial price. Valparaiso's recent figures offer helpful context, but a broad median cannot price every property accurately. A well-supported launch price gives you a clearer starting point for attracting attention, evaluating feedback, and making informed adjustments if needed.

The June 2026 median list price for Valparaiso active listings was $478,500. That median list price was reported as 4.2% higher than the prior month. The June median sold price was $397,995. The median sold price was reported as 7.3% higher than the prior month. The market's median sold-to-list price percentage was 98.6% in the June figures. Median days on market were 17 for the same reported period. The July 2026 median estimated property value was $382,050. That estimated value was reported as 3.3% higher than the comparable period a year earlier. The market figures include single-family homes, condos, townhouses, and apartments. List and sold medians represent different groups and should not be treated as a direct price formula.

The gap between active list and completed sale medians is a reminder that asking prices are not automatic outcomes. Recent movement in both measures supports close attention to timing, but it does not establish a guaranteed future result. The sold-to-list percentage suggests buyers have been accepting prices near asking levels in the measured sales. That makes accurate initial positioning important because an ambitious price still needs support from the home's individual characteristics. Estimated property values can provide another reference point, while remaining distinct from a professional pricing analysis. A median sold price is useful for orientation, but it cannot account for renovations, size, lot, condition, or design. The practical decision is to place your home competitively while protecting your priorities and negotiating room.

Start with a property-specific review instead of applying the market median directly to your home. Separate active competition from completed sales so your pricing reflects both buyer alternatives and proven results. Document improvements, maintenance, and condition details that may support a meaningful difference from nearby properties. Choose a launch price that can withstand questions about value from informed buyers and their advisers. Prepare a response plan for showing activity, feedback, offers, and extended market time. Revisit the strategy using actual buyer response rather than changing the price based on emotion. Keep your preferred timing and financial goals visible when evaluating any offer or adjustment.
